STEP-BY-STEP PURCHASE PROCEDURE FOR ROMANIAN PROPERTIES
1. Choosing your Romanian property/properties
This step involves either selecting a property that might be interesting for from website or our newsletter. This can be done either by phone or email.

2. Signing the Commission Agreement
Before obtaining the exact location, plans, photos of the property, you will be provided upon request with our standard Commission Agreement that will of course, oblige you to nothing if no purchase is made. The Commission Agreement will have to be filled-in, signed and faxed/emailed back to us.

3. Obtaining complete information on the property/properties
After step no. 2 is completed we would be able to offer you more detailed information on the property to make sure this is what you are looking for. This can include plans, legal status, documents from the City Hall, photos as well as arrange personal inspection of the property in question.

4. Creating a Romanian Company
At this time foreign residents are not allowed by law to own Romanian land. A Romanian company will have to be used as a vehicle and the land/property to be purchased in behalf of this Romanian company. The same procedure will have to be performed if buying another type of property (not land) as together with a house of flat, the buyer automatically purchases a small portion of the land on which the building stands upon.

5. Reserving the property/Signing a pre-contract
In order to reserve a Romanian property, the buyer will have to sign a pre-contract with the seller. Our assistance when signing the pre-contract can include: negotiations with the seller, verification of the pre-contract, intermediating the purchase, Due Diligence (performed by lawyers specialized in Real Estate) as well as representation of the buyer during for signing.

6. Signing the Sell/Purchase Contract
We offer the same services as those listed at point 5; however it must be noted that the signing of a sell/purchase contract must take place in front of a Romanian Public Notary.
